No juggling separate contractors for civil work, electrical, plumbing, and painting. Below is exactly what’s included, the materials and brands we use, and how payments are structured.

What's Included in Our Turnkey Package
- Excavation to the depth specified by the structural engineer (typically 5 ft+ for residential projects).
- Three-stage anti-termite treatment — pit base, backfill soil, and external perimeter.
- 4-inch PCC bed (1:4:8 mix) for a level foundation surface.
- RCC footing with steel mesh and M25 grade concrete, mechanically vibrated to remove air pockets.
- Base rate includes plinth height up to 3’0″ from ground level.
- Film-faced plywood / steel-plate shuttering for a smooth finish.
- Bar bending strictly to structural drawing, with cover blocks to prevent rusting.
- Pond curing of slabs and columns for 14–21 days for maximum design strength.
- Base rate includes ceiling height up to 10’0″.
- Internal: 12mm smooth-finish (P-sand) plastering, ready for putty.
- External: 20mm double-coat plastering with water-proofing compound.
- Curing: walls sprayed with water twice daily for 7 days.
- Red bricks soaked 24 hours before use.
- 1:6 cement-sand mortar bonding, with coping (patli) beams at sills and lintels.
- Vertical joints raked while wet for better plaster grip.
- Main door & window safety grills in 12mm MS square rods, modern pattern.
- Anti-corrosive epoxy primer + 2 coats premium enamel (Asian Paints or equivalent).
- Chasing done with a wall-chaser machine (not a hammer) to protect wall integrity.
- All plumbing lines pressure-tested for 24 hours before plastering.
- PVC conduits secured with galvanized nails and wire mesh to prevent cracking.
- Leveled cement-sand mortar bed; tiles laid with 2mm spacers or paper-joint for a seamless look.
- High-quality adhesive (Laticrete / Roff) for wall tiles.
- Proper slope maintained in bathrooms and balconies toward the floor trap.
- Surface sanding and one coat of primer.
- Two coats of wall putty, 12-hour gap between coats, for a mirror-smooth surface.
- Two coats of premium emulsion, roller-applied, for a uniform finish.

Terms
- Validity: Quotes are valid for 30 days from issue, due to fluctuating material costs (steel/cement).
- Timeline: Estimated completion within 6 months from the date of the first advance, for a typical individual home.
- Warranty: 5 years on structure, 1 year on seepage & electricals.
- Exclusions: Structural changes made after approval, external landscaping, and government liaison/permit fees are billed separately.
